Being early is worth something
This is new. You would be among the first people running it, which means two things I want to be straight about: you get a lower rate locked for as long as you stay, and you will have more influence over what gets built next than anyone who signs later. In exchange I will ask you to tell me honestly when something is not working.
I am Philip Breton. I build these in Niagara, and I am the only person who touches them.
The reason the numbers hold up is that I did not get them from another website. I read the fee bylaws for twelve Niagara municipalities, pulled the benchmark series from CREA, the rents from CMHC, the assessment position from MPAC, and the tax treatment from the CRA guides, and I dated every one of them. Where a municipality publishes something unreadable or out of date, the guide says so instead of guessing.
I have also spent time on job sites, which is why the renovation numbers are not catalogue prices, and I write the software myself, which is why this exists at all. Finance, code, and trade knowledge usually sit in three different people. Here they are in one, and that is the whole reason these tools agree with each other.
